Requirements

What the property has to meet

  • Sole ownership: no minimum purchase price — the former AED 750,000 threshold was lifted in April 2026.
  • Joint ownership: your share has to be at least AED 400,000.
  • Completed and habitable — an off-plan property does not qualify.
  • Mortgage allowed, provided it is held with a local bank.
  • Financial standing has to be evidenced, as a rule from around AED 10,000 monthly income.
  • Fees and timing: around AED 10,200 through the Dubai Land Department, 7–10 working days, attendance in person required.
  • From AED 2m in property value the Golden Visa applies instead, valid for ten years.

Frequently asked questions

Is there a minimum purchase price for the investor visa?

Not for sole owners any more. The Dubai Land Department lifted the former AED 750,000 threshold in April 2026 — if you are the only registered owner, you qualify regardless of the purchase price. For joint ownership your share still has to be at least AED 400,000.

Does an off-plan property qualify?

No. The property has to be completed and habitable. An apartment still under construction is not enough for the application, even if it is already paid for in full. You can only apply after handover and registration.

Does a mortgaged property count?

Yes, provided the mortgage is held with a bank in the UAE. Financing through a foreign bank is not recognised. Stricter rules apply to the Golden Visa from AED 2m — there the unencumbered ownership share is what counts.

Can I bring my spouse and children?

Yes. Once your own visa is in place you can act as sponsor for your spouse and children. You will need a tenancy or ownership document, proof of income, and a medical test and Emirates ID for each family member.

When is the Golden Visa the better route?

From a property value of AED 2m. The Golden Visa runs for ten years instead of two, needs no sponsor and has to be renewed far less often. Below that threshold the investor visa is the only route through property ownership.
